Where does the data come from?

From the ITBI (property transfer tax) filings the City of São Paulo publishes as open data: every recorded purchase since 2019, with address, month, declared price, area and property type. The data currently runs through July 2026.

Are these asking prices or sale prices?

Sale prices: the value declared in the transaction. By default the figures use only market sales with a reliable price per m², leaving out outliers and transfers that are not sales (partial shares, gifts).

Can I look at one street or building?

Yes. Group by street, or filter by street and number for one building. For the individual sales, with month, area and price, use the tool itbisp.sales.

How much does it cost?

Nothing. These queries are free. You need an account for an API key, and the $5 welcome credit is there for the paid tools.
